Short answer

With the prices and rents published by UCAB and Mercado Libre to October 2025, an apartment in Chacao yielded about 10.6% gross a year and one in Libertador about 14.4%, before the condominium fee, repairs, taxes and empty months. Sale prices rose in 2026, so today’s yield is lower. The rental law of August 2026 allows rent to be charged in dollars and eviction to go straight through the courts, but it puts the condominium fee and major repairs on the owner.

Price and rent per square metre

The most solid reference is the UCAB study with Mercado Libre of 148,980 listings up to October 2025. These are asking prices, not closing prices.

ApartmentsSale per m²Monthly rent per m²
Chacao1,473 dollars13 dollars
Capital District846 dollars10 dollars
Libertador625 dollars7.50 dollars
UCAB and Mercado Libre, asking prices to October 2025.

For houses, the same study gives 900 dollars per m² in Chacao, 547 in the Capital District and 414 in Libertador.

The gross yield, worked out

The gross yield is one year’s rent divided by the price. With the figures above:

ApartmentsCalculationGross yield
Chacao13 × 12 ÷ 1,47310.6%
Capital District10 × 12 ÷ 84614.2%
Libertador7.50 × 12 ÷ 62514.4%
Our own calculation on asking prices from October 2025. It is not a figure published by the source.

It is a figure before costs. Out of it come the condominium fee, major repairs, months without a tenant, municipal taxes and the registry cost of the purchase. And since sale prices rose in 2026, the same rent yields less today on what you would pay.

What happened to rents in 2026

Data from the Cámara Inmobiliaria Metropolitana show apartment rents at 9.7 dollars per m² in the first quarter of 2026 and 12.2 dollars in the second. By municipality, in the second quarter: Chacao 14.6, Baruta 14.0 and Libertador 8.8 dollars per m².

The samples are small: 36 apartments in the second quarter. Take them as a sign of direction, not as an index.

Rentals were about 45% of the deals recorded in the metropolitan area in the first quarter of 2026, concentrated in Chacao, Baruta and El Hatillo, and increasingly agreed in foreign currency.

What happened to sale prices

The Cámara Inmobiliaria Metropolitana puts the price rise of 2026 down to expectations of economic improvement more than to demand, warns of distortions and describes the market as watchful. Figures of 20% to 50% increases are going round, but no solid source backs them yet.

On the supply side, the Cámara Venezolana de la Construcción reports that private builders finished no homes at all in 2025, against a shortfall of between 1.5 and 1.7 million units.

Before buying to rent out

  1. Work out the yield on the price you are going to pay, not on the area’s average.
  2. Subtract the building’s condominium fee, a repairs fund and at least one empty month a year.
  3. Add the registry cost to the investment. The fee has a legal cap of 2%, although the Cámara Inmobiliaria reports charges of between 5% and 40%.
  4. Ask whether there is a tenant, and the date of their contract.
  5. Since the June earthquakes, ask for the structural inspection: the law forbids renting in areas declared high-risk.
  6. If you are buying from outside the country, follow the guide to buying a house in Venezuela and, for the risks, the one on investing in Venezuela from abroad.

Frequently asked questions

Is buying to rent out profitable in Caracas?

With prices and rents from October 2025, the gross yield on an apartment ran from about 10.6% in Chacao to 14.4% in Libertador. After the condominium fee, repairs and empty months the net figure is a good deal lower, and purchase prices rose in 2026.

What should I bear in mind when buying an investment apartment in Caracas?

Work out the yield on the price you will really pay, not on the area’s average. Subtract the condominium fee and major repairs, which the 2026 law puts on the owner’s side, the months the property sits empty and the taxes: the net yield ends up well below the gross. And remember sale prices rose in 2026, so today’s return is lower than the October 2025 figures.

Can I charge the rent in dollars?

Yes, for contracts signed from 7 August 2026. The tenant can pay the equivalent in bolívares at the Central Bank’s rate on the day of payment.

Which area of Caracas has the highest rents?

Chacao and Baruta, according to the Cámara Inmobiliaria Metropolitana: 14.6 and 14.0 dollars per m² a month in the second quarter of 2026, against 8.8 in Libertador.

Who pays the condominium fee on a rented property?

Under the 2026 law, the owner, unless the contract says otherwise. The tenant pays the utilities.
