Before you buy in Caracas

The questions that come up before buying in Caracas are always the same, and nearly all of them can be answered before you see a property. These are the short answers; each links to the full guide, with its sources and the date it was last checked.

Frequently asked questions

How do I buy a house in Venezuela if I live outside the country?

A Venezuelan living abroad can buy directly, with the same documents as a resident: an ID card, a current RIF and the sworn declaration on the source of funds the registry requires. Without travelling, the purchase is signed through a special power of attorney granted at a Venezuelan consulate or before a local notary with an apostille. Purchases close in cash, because ordinary mortgages still do not exist.

Are there mortgages in Venezuela in 2026?

Only for victims of the earthquakes of June 2026. Since August, the Gran Misión Venezuela Renace has financed homes of up to 100,000 dollars with a subsidy of up to 80%, at 5% a year and over up to 25 years. For any other buyer, in Venezuela or abroad, ordinary mortgages still do not exist and purchases close in cash.

What does investing in a property to rent out in Caracas yield?

With the prices and rents published by UCAB and Mercado Libre to October 2025, an apartment in Chacao yielded about 10.6% gross a year and one in Libertador about 14.4%, before the condominium fee, repairs, taxes and empty months. Sale prices rose in 2026, so today’s yield is lower. The rental law of August 2026 allows rent to be charged in dollars and eviction to go straight through the courts, but it puts the condominium fee and major repairs on the owner.

Is it worth investing in Venezuelan real estate from abroad in 2026?

Caracas is one of the most profitable markets in Latin America for buying to let: a rented apartment returns about 14% of its price a year (gross ROI), and a 150,000-dollar apartment in Santa Rosa de Lima rents for about 1,200 a month, 9.6%. The risk is higher than in the region: there is no election timetable, United States sanctions remain on the state, and there are buildings damaged by the June earthquakes. You invest safely by checking the property, the seller and the route of the money before paying.
