Short answer

We keep the minimum needed to reply to you and to know what works: which page you write from, roughly which country, and how you arrived. The site sets no cookies of its own on visitors, except the language one when you choose a language; it sells no data and shows no advertising. Statistics and recordings of how the site is used ask permission first from visitors in Europe, and anyone can turn them off under “Cookie preferences”.

Who is responsible

Tu Espacio Ccs, in Caracas. For anything about privacy, write to us on WhatsApp.

When you message us on WhatsApp

Before opening the chat, the site notes:

  • whether you are writing as a buyer, tenant, seller or landlord, from the button you pressed;
  • the page you wrote from;
  • your approximate country, worked out from your connection, without keeping your IP address;
  • the site you came from, if your browser says;
  • an identifier for the tab, to know which pages you read before writing.

If you come through one of the forms, we also keep your answers about the property or what you are looking for: the neighbourhood, square metres, bedrooms, budget, where the papers stand and whether you live outside Venezuela. The forms also ask for your name and WhatsApp number, both optional: if you fill them in, we keep them with the enquiry. They do not ask for an email. They let us reply with something concrete even if you close WhatsApp without sending the message.

The message you send on WhatsApp does not go through our database: it goes straight to the chat. What you tell us there we use to help you and for the deal you ask us to handle.

The area maps

Area pages can show an OpenStreetMap map, and it does not load on its own: nothing is sent until you press “Show the map”. When you do, openstreetmap.org receives your IP address, as any site you visit does. We do not use Google Maps, there is no map cookie, and the map never marks a specific building: it frames the whole area.

When you write to us through the contact form

The contact form is the only place on the site where we ask for details that identify you. We keep what you write in it:

  • your name and email, which are required because they are how we reply;
  • your phone number and message, if you choose to leave them;
  • the reason you picked from the list;
  • the tab identifier, if measurement is on, to know which pages you read before writing. It is deleted when you close the tab and does not tell us who you are;
  • your approximate country and the site you came from, as on the rest of the site and without keeping your IP address.

These details are kept apart from the WhatsApp enquiries and used only to reply to you. We do not send them to any email service or anyone else.

Language

The site is in Spanish and English. The first time you visit we show you the language of your approximate country, worked out from your connection at that moment and not kept: Spanish from Venezuela and Spanish-speaking countries, English from everywhere else.

If you switch language with the button in the header or the footer, we keep your choice in a cookie of our own, idioma, for a year, so it is not switched back on the next page. It holds only “es” or “en”: no identifier and nothing about your visit. It only exists if you choose a language, and you can delete it from your browser whenever you like.

How we count visits

Every page you open sends our server:

  • which page it is, the site you came from and the link’s campaign tags, if it has any;
  • your approximate country and whether you are on a phone, tablet or computer;
  • an identifier for the tab, kept in your browser and deleted when you close it;
  • an encrypted fingerprint that changes every day, worked out from your connection and your browser. It does not let us recognise you from one day to the next, and the IP address is not kept.

This count uses no cookies. Reports leave out visits from robots and our own. You can turn it off under “Cookie preferences”; we then also stop linking your enquiry to the pages you read.

Statistics and recordings

With your permission we measure which pages are seen and how people reach the site with Google Analytics, and record how you move around it (scrolls, taps and where you pause) with heatmaps. It shows us what works and where on a page people get stuck. Whatever you type in the forms is hidden in the recordings.

If you visit from the European Union, the European Economic Area, the United Kingdom or Switzerland, they do not start until you accept them. If you reject them we ask again after six months, and if you accept, after a year. From any other country they start without asking. If we cannot tell where you are visiting from, we ask as we would in Europe. If your browser sends the Global Privacy Control signal, they do not start in any country unless you have accepted them yourself.

You can change your choice whenever you like:

Tools we use

This is what the site keeps in your browser:

  • ic_consent: your cookie preferences and the date you chose them. It stays in your browser to remember your choice. If your browser blocks permanent storage, we keep the same choice in a cookie of our own with the same name, for a year, so we do not ask again every time you reload. That cookie holds your answer and nothing else: no identifier and nothing about your visit. Keeping your decision is necessary to respect it, so it does not depend on you accepting.
  • idioma: the language you chose with the language button, “es” or “en”, for a year. It only exists if you choose one.
  • ic_sid: the tab identifier used by the visit count. It is deleted when you close the tab, and not used if you turn measurement off.
  • ic_consent_region: whether your approximate country is one where we ask before recording. Deleted when you close the tab.
  • _clck (one year) and _clsk (one day): cookies from Microsoft Clarity, the tool that makes the recordings and heatmaps. They only exist while recordings are on.
  • _ga and _ga_… (two years) and _gid (one day): cookies from Google Analytics, the tool that measures visits and where they come from. They only exist while statistics are on.

Microsoft processes the recordings on servers that may be outside Venezuela and the European Union, under its privacy statement. When you turn them off we ask Clarity to delete its cookies, and we delete them too.

Google processes Google Analytics data on its servers, which may be outside Venezuela and the European Union, under its privacy policy. When you turn statistics off we delete its cookies.

Every time you choose, we keep a record of that choice: the version of these preferences, what you chose, the page you chose it on and your approximate country. It is our proof that we respected your decision.

What we use it for

To reply to you, to organise enquiries and to know which channels and pages bring enquiries. We do not sell or hand over data to anyone for advertising.

Who else processes it

  • Vercel, which hosts the site;
  • Neon, which hosts the database;
  • Microsoft, for recordings and heatmaps (Clarity);
  • Google, for usage statistics (Google Analytics);
  • Meta, for WhatsApp, when you message us.

How long

We keep enquiries, contact form messages and recorded visits for a period we are settling with our lawyer; in the meantime you can ask us to delete them whenever you like.

Your rights

You can ask to see, correct or delete what we have about you, or that we stop using it. Write to us on WhatsApp and we will reply the same way.

If you live in the European Union, you can also complain to the data protection authority in your country. In Spain it is the Agencia Española de Protección de Datos.
